A clear, step-by-step guide to using your Kyma Living seller dashboard — from your first listing to marking it sold.

Chapter One

Creating your account

Before you can list a property on Kyma Living, you need a free seller account. It takes about a minute.

  1. Open kyma-living.comClick the Register link in the top right of the page, or click List Property and choose Create an account.
  2. Fill in your detailsFirst name, last name, email address, and phone number. Choose a password of at least 8 characters.
  3. Accept the termsTick the checkbox to confirm you agree with our terms and the privacy policy.
  4. Click "Create Account"You'll be logged in automatically and taken to the listing form.
Good to know

Your account works on any device. If you create a listing on your phone, you can manage it later from your laptop using the same email and password.

Chapter Two

Signing in

Already registered? Sign in to reach your dashboard.

  1. Click "Login"Top right corner of the homepage.
  2. Enter your email and passwordThe same credentials you used when registering.
  3. Click "Login"You'll land back on the homepage. Your name now appears in the top right.
  4. Open your dashboardClick your name (or My Properties) to enter the seller dashboard.

Your dashboard at a glance

This is your home base — everything about your listings lives here.

The welcome bar

The top section greets you by name and shows a quick summary of your activity. Above it sits a large + Add New Listing button — your one-click shortcut to listing a new property.

Four small cards summarise your portfolio:

Your Listings

Below the stats, you see each of your properties as a card. Every card shows the title, price, location, status, and the action buttons you'll use to manage it. If you haven't listed anything yet, you'll see a friendly message inviting you to start.

Scroll further down for any properties you've saved by tapping the ♡ heart icon while browsing.

Chapter Four

Creating your first listing

Listings are built up in five short steps. You can go back at any time — nothing is saved until you reach the end.

  1. Step 1 · Choose listing typePick Standard or Featured. Featured listings appear larger and higher on the page, and allow up to 10 photos instead of 6.
  2. Step 2 · Property detailsTitle, property type (Villa, Apartment, House, Farmhouse, Plot, etc.), price in euros, region, city, optional address, and an optional Google Maps link.
  3. Step 3 · SpecificationsTotal area in square meters, plot size (if applicable), bedrooms, bathrooms, year built, and a property description. Tell buyers what makes your home special.
  4. Step 4 · PhotosUpload between 1 and 6 photos (Standard) or up to 10 (Featured). Drag images to reorder them; the first photo is the cover.
  5. Step 5 · Contact & submitAdd a

Chapter Five

Payment

After completing your listing details, choose your payment method to publish your listing for 60 days.

  1. Choose your payment methodWe offer the following secure payment options:

    iDeal · Wero · Bancontact · Credit Card · PayPal
  2. Complete the paymentYou'll be taken to your payment provider's secure page to authorise the transaction. Total: €12.99 (Standard) or €19.99 (Featured).
  3. Return to Kyma LivingAfter payment, you'll automatically come back to our site and see a confirmation message.
  4. Your listing goes liveActive immediately and valid for 60 days. You'll also see it in your dashboard.
Cross-device

If you paid on your phone but want to manage the listing from your laptop later, simply log in there. All your listings travel with your account.

Chapter Six

Understanding status badges

Every listing card shows a small coloured badge indicating its current state.

Active Your listing is live and visible to buyers. Pending Review We're checking your listing. Usually within a few hours. Denied Something needs fixing. Check the email we sent you for details. 🏠 Sold You marked the property as sold. It stays visible with a SOLD ribbon until its 60-day period ends.
Chapter Seven

Managing your listings

Every listing card in your dashboard has five action buttons. Here's what each does.

✎ Edit 📋 Duplicate ✓ Mark as SOLD ↻ Extend 60 days 🗑 Remove

✎ Edit

Opens the edit window where you can change any detail — title, price, description, photos, contact info. Changes are saved instantly and reflected on your live listing within seconds.

📋 Duplicate

Creates a complete copy of the listing with "(copy)" added to the title. Particularly useful if you have several identical apartments in the same building — duplicate once, then edit just the apartment number or floor. See Chapter Nine for details.

✓ Mark as SOLD

Marks the property as sold. The listing stays visible with a clear SOLD ribbon, but contact details are hidden so you stop receiving enquiries. See Chapter Eight.

↻ Extend 60 days

Adds another 60 days to your listing's expiry date. Useful if buyers are still interested but the listing is about to expire. See Chapter Ten.

🗑 Remove

Permanently deletes the listing. You'll be asked to confirm — once removed, the listing cannot be recovered.

Careful

Remove is permanent. If you're not 100% sure, consider marking the listing as sold instead — it stays in your dashboard and you can always unmark it later.

Chapter Eight

Marking a property as sold

You found a buyer. Time to let everyone know.

  1. Open your dashboardFind the listing among Your Listings.
  2. Click "✓ Mark as SOLD"A confirmation pops up explaining what will happen.
  3. ConfirmThe listing instantly shows a SOLD ribbon on the main page.

What buyers see

The listing card on the main grid gets a red 🏠 SOLD ribbon, the photo is slightly dimmed, and the price is crossed out. When buyers open the property page, a large red SOLD banner appears at the top, and the contact buttons are gone.

What happens at the end of the 60-day period

Even after being marked sold, your listing stays online until the 60-day paid period ends. This gives buyers and neighbours a final chance to see the result. After that, it's automatically removed.

Changed your mind?

If the deal fell through, click ↩ Mark as available on the same listing. Everything goes back to normal and the contact buttons reappear.

Chapter Nine

Duplicating a listing

Selling multiple units in the same building? No need to retype everything.

  1. Find the listing to copyClick 📋 Duplicate on any of your existing listings.
  2. Confirm the copyYou'll get a confirmation popup. Click OK.
  3. A new copy appearsThe copy has "(copy)" added to the title. Its status is set to Pending Review and it gets a fresh 60-day expiry.
  4. Click Edit to customiseChange the unit number, the floor, the price, the photos — whatever's different between the two apartments. Save when done.

Extending a listing

Your listing was popular but not sold within 60 days? Extend it for another 60.

  1. Click "↻ Extend 60 days"On the listing you want to extend.
  2. Choose your planStandard or Featured. You can upgrade from Standard to Featured at this point if you'd like more visibility.
  3. Pay through MollieSame payment process as a fresh listing.
  4. The expiry date moves forward 60 daysEverything else stays the same — your photos, description, and contact details remain untouched.
Chapter Eleven

Photo tips

Good photos sell properties. Here are simple rules that make a real difference.

Lighting

Shoot during the day with curtains open. Natural light makes rooms look bigger and warmer. Avoid harsh midday sun — early morning or late afternoon is ideal.

Wide angles

Stand in a corner of the room and shoot from waist height. This makes rooms feel spacious. Hold your phone horizontally (landscape mode).

Declutter

Remove personal items, dirty dishes, laundry. A clean, neutral space helps buyers imagine themselves living there.

Cover photo matters most

Your first photo is the one buyers see in the main grid. Pick your most impressive shot — usually an exterior view, a beautiful living room, or a stunning sea view.

Show the outside

Don't only show interiors. Include the building's exterior, the garden, terrace, or street view. Crete buyers care about light, views, and outdoor space.

Don't forget the details

One or two close-ups of beautiful features — a fireplace, traditional tiles, a balcony with sea view — make your listing memorable.

Recommended order

Best exterior or hero shot → living room → kitchen → bedrooms → bathrooms → outdoor spaces → close-up details. This is the order buyers naturally want to see them.

Chapter Twelve

Saving favourites

Browsing properties for inspiration? Save the ones you like.

Click the small heart icon (♡) on any property card while browsing. The heart turns red and the property is added to your My Favourites section at the bottom of your dashboard.

To remove a favourite, click the heart again — or click the small ♥ button on the favourite card in your dashboard.

Chapter Thirteen

Switching to Greek

Kyma Living is fully bilingual.

Click the flag icon in the top right of the page to switch between English and Greek (Ελληνικά). Your choice is remembered next time you visit.

Buyers in Greece naturally see the site in Greek. Even if you list in English, your listing's price, region, and other structured fields are automatically translated for them.

Chapter Fourteen

Forgot password

It happens. Here's how to recover access.

  1. Click "Login"Top right corner.
  2. Click "Forgot password?"Below the password field.
  3. Enter your emailThe one you used when registering.
  4. Check your inboxYou'll receive a password reset email within a minute. If it doesn't arrive, check your spam folder.
  5. Click the reset linkSet a new password (at least 8 characters). The link expires after one hour for security.

Frequently asked questions

Quick answers to the questions sellers ask most often.

How long does a listing stay online?

60 days from the moment you submit (or pay). After that it's automatically removed. You can extend at any time before it expires.

Can I edit my listing after submitting?

Yes, anytime. Click Edit on the listing card in your dashboard. Changes appear live within seconds.

What happens if I mark a property as sold by mistake?

No problem — click "Mark as available" on the same listing. Everything reverts and the contact buttons reappear.

Why is my listing showing "Pending Review"?

We briefly review every new listing to keep quality high. This usually takes only a few hours. You'll get an email once approved.

Can I list a property I haven't lived in (rental investment, inherited)?

Absolutely. You can list any property you have the legal right to sell, including rentals, inheritances, and properties you own through a company.

Are there agent fees?

None. Kyma Living connects buyers and sellers directly. You only pay the listing fee (€12.99 or €19.99) — no commission, no percentage of the sale.

Can I list my property in both English and Greek?

Your structured details (price, region, beds, etc.) are automatically displayed in the buyer's chosen language. For the description and title, write in whichever language you're most comfortable with — most Crete buyers understand both.

Is my contact info shared publicly?

Only your Your home address is never published unless you add it yourself.

How does Kyma Living make money if there's no commission?

The €12.99 / €19.99 listing fees fund the platform. That's it — no hidden charges, no surprises.

Can I delete my account?

Yes — email us at info@kyma-living.com from your registered address and we'll remove your account and all listings within 48 hours.
